Early Tolling….  Right or Wrong??

  I am all for the new 520/Evergreen Floating Bridge, but I have a problem with paying a toll 3 years before it’s built.  Christine Gregoire proposed this “Early Tolling” concept.  Creative, but not fair for users.  There will be hundreds, if not thousands, of people who will use the current 520 bridge daily and pay the toll & never use the new bridge.  To me it’s the same as requiring consumers to pay for a new technology on your cable service, years before it will be available for use.   Sure, users can go with a Satellite TV provider, just like drivers can use the I-90 bridge or drive around the lake. But, for many these are their best options.   What do you think.  Leave me a comment

Should I sell my home now in Seattle/Bellevue? December 2010.

Is it a good time to sell now? This is a follow-up posting to my January ’08 post.  The following still applies today

 Well if you are a regular reader of my blog you probably saw the posting “Should I sell my home now?” back in January of ’08. Well, the market has changed since then. The good news is this makes it a great time to sell for certain sellers.  Home values in most of Western WA have dropped since the beginning of the year.  In some areas the drop has hit the double digit percentage. How could it be good to sell when your home may be worth $50,000 less then last year?

  Here’s how… 

For move up sellers. Seller who plan to move up to a more valuable home.

Last year your homes market value was around $500,000. For the ease of calculation I will use 10% in this example. This year your homes market value dropped by 10% ($50,000)  and now is valued at $450,000 . Your plan is to buy a $900,000 home. The home you choose also had a drop of 10%. That $900,000 home last year had a market value of $1 million a difference of $100,000. You would actually save $50,000 by buying up.

  How did I get that #? $100,000 (the drop in value for the home valued at $1 million last year) - $50,000 (the drop in value for the home valued at $500k last year) = $50,000 savings.

  Who shouldn’t sell now?

Freaked out by the market

 Sellers who are freaked out by the market and have no plans to “buy up”, should NOT sell. Think of.. buy low, sell high.

Don’t forget, in order to sell your house the price has to be better than all of the comparable homes. If it’s not, expect the potential buyers to move on to the better priced home. Inventory is up.  Buyers know this and will move on to the next house if the price isn’t right.

Bank Owned Home/REO(Real Estate Owned): These two terms have the same meaning.  A “Bank Owned” Home/Property is a property that goes back to the mortgage company after an unsuccessful foreclosure auction. These are usually great deals.  The process to purchase a Bank Owned home or REO is fairly painless.  Kirkland WA will be put back on the global map when ESPN airs a documentary about the amazing story of the All Star Little League team from li’l ol’ Kirkland that beat the perenial  Little League World Series winners, Taiwan 6-0,  in 1982.

St. Edwards State Park. A little taste of Europe in our oun back yard

This must be someplace in Europe…. Nope, it’s actually Kenmore’s St. Edwards State Park.

 This is one of may favorite places to go in Western Washington.  I am lucky, it’s about a 5 minute drive from my home and about 20 minutes from Bellevue, WA.   There are a few different reasons I like this place. This park is on 316 acres w/3000 ft of Lake Washington waterfront. There are biking and hiking trails, a pool, ball field and a great playground for the little ones.  These alone would make this a great place to spend a day but add this amazing building and you feel like you are some place in Europe. Read what other people are saying.

  The 90,000 sq ft building was a Catholic seminary built in 1932. The state acquired the building and the grounds in 1978.  I have never been inside of the building but you can take a tour here.

   St. Edwards State Park Father’s Day Weekend Brew Fest.

Father’s day weekend the park hosts an annual Brew Fest. Dozens of mostly Northwest brewers bring their goods for beer fans to taste. The Brew Fest sits in a grass field in front of the seminary building. It couldn’t be a better setting.

  Bastyr University Haunted Trails. Get your SCARE on 

For all of you who like to get your scare on, neighboring Bastyr University, the largest university for natural health arts and sciences in the U.S., puts on a Haunted Trails.  For two weekends every October students, alumni, staff and faculty put this event on to raise money for students study abroad ventures.

  The park is located on the North East side of  Lake Washington just off Juanita Dr.

  Grab the kids, spouse and/or friends and spend the day at St Edwards State Park. Parking is free and so is the park. Perfect daycation destination.

Juanita Beach Park Friday Night Market

The north end of Juanita Beach Park Is still open during the renovation on the south side of the park. The north end includes ball fields, tennis courts and open fields.

 

Juanita Beach Park Friday Night MarketFriday evenings from3pm-7pm thru Oct 8th the north end of the park provides “Friday Night Market at Juanita Beach”. There are regularly over 35 booths selling fresh fruits and veggies, fresh cut flowers at a very reasonable price. You will also be able to buy live bedding plants & herbs, seafood, beef, honey products, dry dip mixes, chutneys, kettle corn, taffy, cupcakes, breads, and other tasty treats. Just added this year is the artisan section which has Jewelry, pottery, pets supplies plus more.  Check out the Friday Night Market events calendar

Juanita Beach Park Renovation

Juanita Beach Park to be renovated.

   Juanita Beach Park hadn’t been touched for years other than maintenance. Work started on May 3rd and if you cruz Juanita Drive you will notice that the south part of the park (the waterfront) is closed. Now that we finally have good weather it would be nice to be able to enjoy the waterfront. We have to be patient for a while. The project is supposed to last 10-12 months. Hopefully by the summer of 2011 we will have a beautiful revitalized waterfront park to enjoy.  I am super stoked to have a nice new park to take my daughter. See project plans here
